Applicant Screening Criteria
Please read carefully before starting application.
WE RESERVE THE RIGHT TO DENY YOUR APPLICATION IF:
- You falsify anything on your application. In other words, if you LIE on your application.
- You have been convicted for disturbance of neighbors, violence to persons or property, destruction of property, a drug related crime, convicted of the manufacture, distribution or possession of a controlled substance, have a felony conviction.
- Lack of, or negative, Landlord references.
- Credit Score is less than 500.
- Do not have an employment history of at least 6 months.
- Have been evicted within the past 5 years.
- Rent exceeds 40% of your income.
Each adult applicant (over 18 years of age) must fill out an application completely. Management reserves the right to reject any application that is incomplete, falsified, or does not meet the criteria.
A driver’s license, or other government issued identification card with photo, is required. Copies of two most recent pay stubs. Copy of any other income documentation. All items must be emailed to info@GuyLloyd.com when you submit your application in order for your application to be processed.
Please review our list of criteria. If you feel you meet the criteria, please apply. The rental unit will be available to the first applicant that completes the application, provides the identification requested, fulfills the following criteria and pays the earnest money deposit.
OCCUPANCY: No more than TWO persons per bedroom will be allowed in a unit.
SUFFICIENT INCOME SOURCES: If the combination of your monthly personal debt, utility costs and rent payments will exceed 40% of your monthly income, before taxes, we may require a qualified co-signer on your rental agreement. We must be able to verify independently the amount and stability of your income. For rent assistance applicants, the amount of assistance will be considered part of your monthly income for purposes of figuring your percentage factor.
RENTAL HISTORY VERIFIABLE FROM UNBIASED SOURCES: It is your responsibility to provide us with information necessary to contact your past landlords. We reserve the right to deny your application if , after making a good faith effort, we are unable to verify your rental history. Good past housing references with a minimum of 3 years of immediate past history. Past housing references shall include a record of timely payment, record of abiding by lease rules, record of not disturbing neighbors and record of respect for property. Your application can be denied if previous landlords would be disinclined to rent to you again for any reason pertaining to the behavior of yourself, your pets, or others allowed on the property during your tenancy. Your application may be rejected if within the last Five (5) years there has been an eviction action filed against you.
We will make every reasonable effort to check an application promptly, but please remember that the time required depends upon the availability and cooperation of your reference sources.
Guy Lloyd, Inc. is working with neighbors and other landlords in Racine to maintain the quality of the neighborhood. We want to make sure that people do not use rental units for illegal activity. To that end we have a thorough screening process. If you meet the application criteria and are accepted, you will have the peace of mind of knowing that other renters in this building are being screened with equal care, and that the risk of illegal activity occurring in the area is reduced. If this application is approved, and you fail to enter into a lease or rental agreement, the earnest money and any subsequent payments will not be refunded and be retained to compensate the Landlord’s costs and damages, subject to the Landlord’s duty to mitigate.
